Position Objective:
This position works closely with the Facilities Manager, Project Manager & Project Coordinator to provide a well-maintained, efficient and safe workplace. This includes performing general facilities repairs, maintenance work and improvement projects as needed. The incumbent participates in the management of the maintenance of the heating, ventilation and cooling equipment for the facilities. This involves the scheduling of preventative maintenance and repairs of all equipment. The incumbent participates in all department moves/reconfigurations and renovations for the buildings, including installation of systems furniture and wall systems, and related services. The incumbent also reviews assigned work orders. Estimates time and materials needed to complete repair and orders necessary materials and supplies to complete all task. The incumbent sources and submits purchase requisitions for all items required to complete equipment repair, maintenance or facilities-related task covering both critical preventative maintenance. Responds quickly to emergency situations, summoning additional assistance as needed. Perform all tasks with a safety first mindset adhering to all OSHA requirements. The position also provides on-call support 24/7 for all facility issues on a rotating basis. The incumbent is a vital member of the Facilities Operations team and works together with other team members to provide employees with superior uninterrupted services.



Responsibilities
Maintain, troubleshoot and repair or arrange for the repair of all building operating systems. Preventative maintenance, necessary maintenance and repairs to the building mechanical, electrical, HVAC and plumbing systems

Prepare and maintain maintenance logs and records. Maintain project records and document important events and meetings. Generate monthly reports that indicate service trends and respond to changing requirements.

Implement moves, adds, changes and small alteration projects, including supervision of and/or coordination with IT and various vendors. Maintain schedules and budgets.

Coordinate contractors, management approvals or work orders that require the use of an outside contractor.

Service, product and furniture procurement, and payment in adherence to corporate policy and procedure, while maintaining corporate space and design standards.

Respond to emergencies; support business continuity and disaster recovery.

Ability to interact effectively with architects, engineers, project consultants and employees/customers in a project-related environment
Excellent organizational skills
Ability to work independently as well as in a team environment to complete various facilities projects.
Experience in developing and implementing preventative maintenance programs.
Proficiency in effective decision making in a fast paced environment. Ability to prioritize work schedules in order to deal with emergency situations.
Excellent interpersonal and communication skills.
Knowledge:
Ability to read and understand floor plans and schematic designs
Basic understanding of construction processes
Understanding of budgeting
Knowledge of freestanding and modular furniture systems
Corporate purchasing procedures
Lease clauses pertaining to building operations/services
Education and
Experience:
HS Diploma or GED and Technical vocational training in HVAC, Electrical, Mechanical, process controls.
Plumbing, electrical or engineer license or other facilities related degree or designation preferable.
Minimum of 7 years previous facilities operating/engineering experience.
Ability to use various testing devices related to the mechanical trades
Ability to multi-task and have some knowledge of computer preferred.Estimated Salary: $20 to $28 per hour based on qualifications.
